What it does
The first version runs a deterministic personal offer analyzer against a sample German apartment. It calculates price per square meter, rent per square meter, gross yield, net yield, DSCR, monthly cash flow, estimated tax effects, warnings, and a decision label.
This is intentionally not a polished commercial product. It is the first deployed version of a personal learning and underwriting system that will grow toward offer validation, rent checks, tax-aware scenarios, and decision-record exports.
Stack
- Vite for the static frontend build.
- Plain JavaScript for deterministic calculator logic.
- nginx on the Hetzner VPS for static hosting.
Status
Alpha. The first release proves the deployment path and exposes the first personal calculator output in a browser.
Roadmap
- Add editable investor-profile and property-offer inputs.
- Add acquisition-cost, financing, and after-tax calculator panels.
- Add Markdown decision-record export.
- Add price/rent validation and scenario stress tests.
